Understanding the Timeline of Your Deck or Patio Cover Project

Clearly communicating and understanding the construction timeline of your outdoor living space can help you feel at ease throughout the process.

At TnT Builders, we understand that your time is valuable and that you want a clear idea of how long each step will take. That’s why we aim to make the process as smooth and stress-free as possible. Here’s what to expect from the first contact to the final walkthrough:


First Contact

The first time we typically connect with customers is through a phone call or email. This initial conversation is vital to determine if TnT Builders is a good fit for your project. During this first contact, we’ll ask for some basic information about your project, such as:


  • What type of project are you interested in? (Deck, patio cover, pergola, etc.)

  • Approximate size or square footage of the space you want.


We also recommend that you browse our website galleries beforehand to get inspiration for your design. Once we have some basic information, we can often give you an over the phone"ballpark" estimate.


On-Site Visit

Once we have a basic understanding of your project, we can schedule an on-site visit within a week or two to discuss details and take measurements. This meeting typically lasts 40 minutes and allows us to explore what you want and review material options together.


The Estimate

After visiting your site, we’ll work on putting together a free estimate for your project. During this phase, we:


  • Contact suppliers for material pricing.

  • Reach out to subcontractors for specialized work (e.g., electrical, roofing, concrete).

  • Estimate labor hours for the job.


Within 10 to 14 days, you’ll receive a detailed estimate that includes:


  • Project details, materials to be used, and total cost.

  • Optional additions and subcontractor work.

  • Information about permits and engineering if required.


The Contract

If you’re happy with the estimate and want to move forward, all you need to do is sign the estimate within 30 days. At that point, the estimate becomes your official contract. The agreed-upon cost will not change unless you request additional modifications. There are no surprise costs—we value transparency!


If you’re still deciding on materials or design options, no problem! We’ll happily rework the estimate as needed to ensure you get exactly what you want.


Permits

Certain projects will require permits—especially if your deck is more than 30 inches off the ground or if your patio cover is over 200 square feet. If permits are needed, we handle everything from drafting building plans to submitting them to an engineer for review. The permitting process can take anywhere from 2 to 6 weeks.


Although some may be tempted to skip permits to save time, it’s essential to ensure your project meets all building codes to avoid costly rebuilds in the future.


Scheduling

Once your contract is signed, we schedule your project on a first-signed, first-served basis. Here’s what we take into account:


  • Permitting, engineering approval, and inspection schedules.

  • Availability of materials and subcontractors.

  • Coordination with the TnT Builders crew and other projects.


We also want to work with your schedule. We’ll do our best to accommodate vacations or family events so that you can be present when decisions need to be made.


Scheduling a project can also vary based on the season. Summer is the busiest time for outdoor projects, so if you want to enjoy your deck or patio cover during the warmer months, we recommend starting the process early in the year. However, fall and winter are often less busy, and you may see quicker (and sometimes more affordable) completion times. Depending on the time of year and size of your project, the starting date of your project can be anywhere from 2 to 3 months.


Building Phase

Once materials are delivered, and we start building, the payment process begins. You’ll pay 50% of the contract at this point, and the remaining 50% will be due once the project is finished and inspected.


Other things to keep in mind during construction:


  • Construction Timeline: Smaller projects can take just a couple of days, while larger projects may take two weeks or more. Factors like demolition, excavation, weather, electrical work, and roofing may impact the timeline.

  • Clean Worksites: No matter how long the project takes, we’re known for maintaining exceptionally clean worksites, and we aim to complete your project with minimal disruption to your home.


Final Inspections and Walkthrough

If your project required permits, local building officials will inspect our work at different stages throughout the process. After the project is completed, inspectors will perform a final inspection to ensure everything meets code.


When your project is finally finished, our crew leader will walk you through the completed work to make sure everything is just how you imagined. This is your opportunity to review the deck or patio cover and confirm that it’s exactly what you wanted.


Project Timeline Overview

For most projects, the entire process—from initial consultation to final walkthrough—typically takes about 3 months. However, each project is different, and certain factors like permitting approval, HOA regulations, inspection schedules, material availability, and subcontractor timelines can occasionally lead to delays.
